Booking terms and conditions


Free on-site parking is available at the hotel. However, we do not accept responsibility for damage or theft of vehicles or their contents whilst parked on site.

Bedrooms are not normally available until 3pm; however, an earlier arrival may be possible upon request and we welcome you to relax in our bar, terrace or The Working Boat pub before check-in.

Bedrooms should be vacated by 11am on the day of departure.


By giving us your personally identifiable information, we may from time to time, send you marketing updates via email or SMS. If you would prefer not to receive such information in the future, please let us know and we will record and honour your request immediately. You can unsubscribe at any time by following the instructions at the footer of each message we send.

Guests are encouraged to consider an independent holiday insurance scheme.

All cancellations should be received by the hotel in writing. Cancellations are free of charge up to seven days prior the arrival. If cancelled or modified later, the total price will be charged. In case of no show, the total price will be charged. For individual offers, please review terms & conditions and cancellation policy on specific offer pages (in particular our ‘Advance Purchase’ offer, which is non-refundable).


Accounts are to be settled upon departure. All major credit and debit cards are accepted. The hotel reserves the right to ask for alternative payment or further identification.


We welcome well behaved dogs to the hotel and have a number of dog friendly bedrooms. Dogs are not permitted in public areas apart from The Working Boat, with the exception of guide dogs.


For an extra £35 per room per night, enjoy a premium car parking space close to the hotel entrances, early 1pm check-in, Cornish toiletries from Bloom Remedies, a complimentary newspaper delivered to your room, and room service delivery at no extra cost. As we are a building dating back to 1640, some guests may find it difficult to reach certain rooms. Please advise us of your needs prior to arrival to ensure we allocate your room to best suit your requirements.

There is disabled parking outside the front of the hotel and moveable ramps for wheelchair access. There are a few steps down into the main reception and all of our rooms are located on the first and second floor with lift access. Our lounge bar is located on the ground floor along with our Water’s Edge restaurant, which has a few steps down to the entrance. There is a full wheelchair user / accessible toilet on the ground floor.
